Question 1

What kinds of properties are listed on ParkMarket?

Accepted Answer

Manufactured housing communities (mobile home parks), RV parks, RV resorts, campgrounds, mixed-use properties, and individual manufactured homes located inside communities.

Question 2

Is it free for buyers?

Accepted Answer

Yes. Searching listings and the directory, saving properties, requesting information, building a buy box and using the calculators and guides are free. Founding Pro, the research service, is the only paid option.

Question 3

What is a buy box?

Accepted Answer

A buy box is a description of exactly what you want to buy: asset type, markets, size, price range, minimum cap rate, occupancy, operations, deal type, terms such as seller financing or a 1031 exchange, and your timeline. We use it to match you with new listings, and it is the starting point for Founding Pro research.

Question 4

Why can’t I see the exact cap rate, NOI or address on some listings?

Accepted Answer

Sellers decide what to publish. Many show a summary publicly and release exact financials, the address and documents after a buyer requests information, sometimes under a confidentiality agreement. Where exact figures are not published, listings may show a general range instead.

Question 5

What does “Seller Financing Available” mean?

Accepted Answer

The seller is open to carrying part of the purchase price as a loan to the buyer. Some sellers publish the down payment, rate, amortization and term; others discuss terms after an inquiry. Our financing guide explains how these terms work.

Question 6

How do I list a property?

Accepted Answer

Choose what you are listing (a community, RV park, campground or resort, or a manufactured home), then submit the details, photos and any terms you want to offer. Our team reviews every submission and follows up before it is published.

Question 7

Can brokers list properties?

Accepted Answer

Yes. Owners and brokers can both list. Brokers can list on behalf of clients and keep confidential details gated until a buyer requests them.

Question 8

Who can see my financials?

Accepted Answer

You choose. Exact cap rate, NOI and occupancy are shown publicly only if you opt in. The exact address, contact details and documents are not shown publicly and are shared only when you choose to release them to a buyer.

Question 9

Can I find out what my property is worth before listing?

Accepted Answer

Yes. You can request a confidential, no-obligation valuation and a member of our team will follow up.

Question 10

What is the national community directory?

Accepted Answer

A searchable directory of manufactured housing and RV communities across the United States, organized by state, county, city and community. It includes communities whether or not they are for sale, and links to a listing when one is.

Question 11

Where does directory information come from?

Accepted Answer

Directory records are built from public records, licensed data sources and submissions from owners and managers. Details can change, so profiles show source or last-updated information where available.

Question 12

I own or manage a community. How do I update its profile?

Accepted Answer

Contact us with the community name and the changes. We verify ownership or management before updating a profile.

Question 13

What is Founding Pro?

Accepted Answer

Founding Pro is our buyer research service. Each month you receive five opportunities matched to your buy box and researched by hand, not a filtered data export. It includes a call to set your criteria and direct access to the person who wrote each research brief.

Question 14

How much does it cost, and how many spots are there?

Accepted Answer

Founding Pro is $499 per month. It is limited to 10 founding members and is available by application. Founding members keep the $499 rate for as long as they remain subscribed, even after self-serve pricing launches.

Question 15

How do I apply?

Accepted Answer

Apply for Founding Pro, complete your buy box, and submit your contact and qualification information. We schedule a criteria call, review the application, and send payment and subscription instructions to approved buyers.

Question 16

Is there a refund policy?

Accepted Answer

Yes. The first month is refundable, no reason needed.

Question 17

Do research briefs identify the owner?

Accepted Answer

Each opportunity identifies the owner when public records support it, and clearly says when ownership could not be confirmed. Briefs also note what was researched and where the information came from.

Question 18

Do you copy listings from other real estate sites?

Accepted Answer

No. Listings on ParkMarket come directly from owners and brokers. We do not import or scrape listings from other commercial real estate marketplaces.

Question 19

How are gated financials released?

Accepted Answer

When you request information on a listing, your request goes to our team and the listing’s owner or broker. They decide whether and how to release financials, the address and documents, which may include signing a confidentiality agreement.

Question 20

What happens to the information I submit?

Accepted Answer

We use it to respond to your request: for example, to route a listing inquiry, prepare a valuation, or match your buy box. We do not publish your contact details.
